Are you licensed?
Yes. The state of Indiana has requirements that in order to manage properties for other people you must hold an active real estate brokers license. -
Aren’t all property management companies basically the same?
No. Some property management companies only offer limited services for discounted pricing. Some firms cater to owners that want to be involved in every decision and all the day to day details. Rent Depot is a full service firm designed to handle all the day to day management of your property and provide a stress free service. -
Do I have to pay a management fee if my property is vacant?
No. We believe we should only get paid if you are getting paid. Our management fee is based on the actual rent we collect. If we do not collect rent, or if the property is vacant, then we are not getting paid either. -
How long will it take to get my property rented?
Properties that show well and are priced appropriately should rent in 30 days or less. Many times we already have pre-approved applicants waiting for properties to become available. -
Can you put the money directly into my account?
Yes. All owners receive their proceeds via ACH payment. -
Do you inspect my rental property?
Yes. We have two inspections completed each year. -
Do I get to see the lease or sign it?
No. As your legal agent, Rent Depot signs all documents on your behalf. -
Do you sell real estate too?
No. We focus on one thing and one thing only, Property Management. This also helps avoid any conflicts of interest that may arise. We are more than happy to refer you to the best brokers around. -
How and when do I get my checks?
ACH on the 23rd of each month along with a detailed owner report. The owner report will be available to you 24/7 in your online portal. -
How is rent collection handled?
We have specialists whose only jobs are to collect rent. -
How long of a lease do you sign?
1 year at standard rental rates. Anything shorter will be charged an additional amount per month. -
How much security deposit do you charge the tenant?
1x-2x the monthly rental amount depending on applicants history. All deposits are held in our security deposit trust account. -
Am I required to make my property available to Section 8?
No. Across the country Section 8 is seen as a source of income and is a protected class. The state of Indiana, at this time, has not implemented this as a protected class. -
How soon can you start managing my property?
2-3 days for single family homes. 1-2 weeks for large portfolios or large apartment complexes. -
What type of properties do you manage?
Single family homes and small apartment complexes. -
What type of reports do I get and how often?
Our owner-clients will receive a secure on-line portal which gives 24/7 access to enhanced owner reports. These are provided monthly and at year end. -
Who holds the tenant security deposit?
Rent Depot holds all tenant security deposits in our security deposit trust account. -
