Qualifying Criteria

Welcome to the Rent Depot family!

Before you apply for one of our homes or apartments, we encourage you to review our leasing guidelines. If you are unable to meet our criteria, we will be unable to lease to you. Please review all the following criteria BEFORE you pay the application fee(s) as the fee(s) are nonrefundable. Upon application approval, we require a deposit to be paid within 48 hours to hold the apartment or home. The deposit hold is only good for 2 weeks from the time the application was approved. All deposits are NON-REFUNDABLE if you fail to complete the move-in process for ANY reason.

Our company complies with ALL fair housing laws including those that prohibit discrimination based on race, color, religion, sex, national origin, familial status or disability.

Application fees:

$40.00 non-refundable fee per adult 18 years and older.

Income:

Total monthly net income of all lease holders must be presented. We require you to make at least 2.5x the amount of rent to qualify without a co-signer. A cosigner needs to make 2.5x the amount of rent. 2 consecutive paycheck stubs must be presented at time of application to process application. Independent contractors will need to show last year’s tax return as proof of income.

Criminal:

No violent or drug-related felonies.
No sex offenses of any kind.
No charged or convicted felonies within the last 5 years, and no imprisonment for felonies within the last 5 years.
No crimes against landlords or rental properties.
No convictions or pleas to any crime involving metal theft, vandalizing properties, or otherwise damaging properties. No arson convictions or pleas.

Evictions:

NO eviction filings in the last 5 years are permitted. If an eviction is greater than 5 years it MUST be paid in full. You must consent to a reference check on your previous landlords. If you leave off a landlord on your application and it shows up on your background check it could mean an automatic disqualification. Bankruptcy history is acceptable if your accounts are all in good standing with creditors. Debts to utilities companies such as water, trash, electric, landlords, and cable MUST be settled in full prior to acceptance.

Credit:

At this time, we do not factor in a credit check as criteria to lease.

Occupancy:

Occupancy is based on jurisdiction. Typically, two occupants are allowed per bedroom. In Evansville, a bedroom (or other room occupied for sleeping purposes) occupied by more than one person must have a minimum of 50 square feet per occupant. Each additional 50 sq. ft. allows for an extra occupant. A bedroom must have a window and door.

Age Requirements:

Lease holders must be at least 18 years of age, must complete an application for approval, and sign a lease.

Utilities:

Resident(s) are typically responsible for all utilities. Some select properties do include water at no extra cost but most do not. The utilities must be placed in the tenant(s) name before possession will be given.

Insurance:

Resident is required to carry renter’s liability insurance AT ALL TIMES during the lease. Rent Depot must be listed as “additional interest.” Third party liability insurance will be added to all new accounts at a cost of $12.50 per month. This policy covers the structure only. Renter’s insurance is recommended for belongings but not required.

Pets:

Pets are allowed in certain properties. Pets must meet breed restrictions. The following breeds and/or mixes are restricted.

Each pet is an additional $25.00 a month rent. The pet fee is $100.00 per pet and is non-refundable. Pets are limited to 80 lbs. or less. If you have a pet or service animal, you must a complete a compliance screening from https://rentdepot.petscreening.com. A companion animal is not recognized by the ADA Title II or Title III and will not be considered as such. A picture of your pets along with vet proof of vaccines will be required. VISITING PETS ARE NOT ALLOWED.
